Share house rooms come with a flat common-area fee of roughly ¥15,000 (utilities, Wi-Fi and shared supplies) plus a ¥1,500 support fee; furnished apartments (AP) have no common-area fee, just the ¥1,500 support fee, since utilities are contracted separately. Initial cost is a flat ¥30,000 for share houses (always has been), and currently ¥30,000 for AP under an ongoing campaign (normally ¥50,000). Cancellation admin fee is ¥16,500 for share houses and ¥55,000 for AP if you move out, with no early-termination penalty as long as you give one month's notice. Individual contracts also require enrolment with a guarantor company, whose fees are set by the guarantor and quoted at application.

Tokyo has the largest number of jobs, schools, and both share house and furnished apartment options, along with the widest choice of neighborhoods, from high-energy central wards to quieter residential ones. That convenience comes at the highest rent of the eight cities here: private share house rooms typically run ¥80,000–100,000 a month, against ¥45,000–60,000 for a shared dorm room.
If your work, school or network is centered on Tokyo, the convenience usually outweighs the higher cost. If it isn't, Osaka offers a similar level of city life for meaningfully less.

Osaka: The Cheapest Way Into a Big City
Osaka is Japan's second-largest metropolitan economy, with a reputation for being more direct and food-obsessed than Tokyo. It's also the one Kansai city on this list with both share house and furnished apartment inventory. Nagoya is Japan's manufacturing and automotive hub, roughly midway between Tokyo and Osaka on the shinkansen line — about 100 minutes to Tokyo, 50 minutes to Osaka. Most rooms here are furnished apartments, running ¥49,800–83,000 a month; share house rooms are also available, around ¥52,000.
