What is Futon & Mattress Rental?
Xross House's Futon & Mattress Rental is a service designed for residents moving into rooms that do not come with bedding. Since the futon and mattress will be ready for use from your very first day, it saves you the hassle of buying or transporting bedding when you move. This service is highly popular among short-term residents, as well as those moving from other regions of Japan or from overseas.
Please note that there are a few rules regarding this service.
3 Things to Confirm Before Use
- As a general rule, we only accept rentals for the futon and mattress as a set.
- Plan changes cannot be made during your tenancy.
- Futon-only rentals are available exclusively for rooms where a mattress is already permanently installed.
- Exchanges of futons or mattresses during the rental period are not permitted.

Rental Plans & Fees
There are two types of payment plans: "Monthly Rental" (paid every month) and "Lump-sum Payment" (paid upfront in full). Each type offers two variations—either a Futon & Mattress Set or Futon Only—making a total of 4 plans. All prices include tax. Please note that these rates apply to those who sign a new contract on or after June 24, 2026.

Monthly Rental
This plan allows you to pay your rental fee along with your monthly rent and other expenses. The Futon & Mattress Set costs 3,300 yen per month, and renting a futon only for a room with a permanent mattress costs 2,200 yen per month. Both options require a minimum contract period of 6 months.
Lump-sum Payment
This plan allows you to pay the entire amount upfront, and there is no fixed minimum contract period. The Futon & Mattress Set costs 22,000 yen, and renting a futon only for a room with a permanent mattress costs 14,300 yen.
As a guide, if you plan to use the service for 7 months or more, the Lump-sum Payment is more economical than the Monthly Rental. For example, for a Futon & Mattress Set, the Monthly Rental would total 23,100 yen (3,300 yen × 7 months), whereas the Lump-sum Payment is only 22,000 yen.
Minimum Contract Period & Early Cancellation
The Monthly Rental plan has a minimum contract period of 6 months. If you cancel the plan in less than 6 months, the monthly fees for the remaining period will be charged as a "remaining balance" penalty. For instance, if you cancel after 3 months, you will be required to pay for the remaining 3 months.
On the other hand, the Lump-sum Payment plan does not have a minimum contract period, so no early cancellation penalties will apply. If you plan to stay short-term or are unsure of your exact length of stay, we recommend comparing the terms of each plan before choosing.

Handling Upon Move-Out
Please note that the futons and mattresses are rental items and are not being purchased. This also applies to the Lump-sum Payment plan; it is a rental, not a buyout. Therefore, when moving out, you must leave the futon and mattress in the room. Please understand in advance that you cannot take them with you.

What happens if I cancel before 6 months?

Can I take the futon and mattress with me when I move out?
Since these are rental items, you cannot take them with you. Even with the Lump-sum Payment plan, it is a rental and not a purchase, so you must leave them in the room when you move out.
When do the new rates go into effect?
The new rates apply to customers who sign a new contract on or after June 24, 2026. Please check with us regarding the timing of your contract and how existing contracts are handled when making an inquiry.
Is it possible to change plans?
We do not accept plan changes during your tenancy period.
