What is futon and mattress rental?
Cross House's futon and mattress rental service is designed for those moving into rooms that do not come furnished with bedding. Since futons and mattresses are ready to use from the first day of your stay, you avoid the hassle of buying and transporting bedding when you move. This service is frequently used by those staying for short periods or those moving from other regions or overseas.
There are a few rules to follow when using this service.

- You can also choose to rent just a futon , but only in rooms that already have a mattress provided.
- You cannot exchange futons or mattresses during the rental period.
About renting futons and mattresses
The futon set and mattress provided for rental are as follows. We will deliver a complete set of everything you need so you can use it immediately after moving in.

Rental plans and fees
There are two pricing plans: a monthly rental plan with payments made each month, and a one-time payment plan with a single payment. Each plan has two options: a set with a mattress or just the mattress, for a total of four plans. All prices include tax. Please note that these prices apply to new contracts made on or after June 24, 2026 .

Monthly rental
This plan allows you to pay together with your monthly rent. A futon and mattress set costs ¥3,300 per month, while renting just the futon in a room that already has a mattress costs ¥2,200 per month. Both options have a minimum rental period of 6 months.
Lump-sum payment
This plan requires a one-time upfront payment and has no minimum rental period. A futon and mattress set costs 22,000 yen, while renting only a futon in a room with a mattress already provided costs 14,300 yen.
As a general guideline, if you plan to use the service for 7 months or longer, paying in a lump sum is more economical than monthly rentals . For example, a futon mattress set would cost 3,300 yen per month for 7 months, totaling 23,100 yen, while a lump-sum payment would be 22,000 yen.
Regarding the minimum contract period and early termination
Our monthly rental plan has a minimum contract period of 6 months. If you cancel before 6 months, the remaining monthly fees will be charged as a penalty fee . For example, if you cancel after 3 months, you will be required to pay for the remaining 3 months.
On the other hand, the lump-sum payment plan has no minimum contract period, so there are no penalties for early termination. If you plan to stay for a short period or are unsure of your rental period, we recommend comparing the conditions of each plan before making a decision.

Procedures when moving out
The futons and mattresses are rental items, not purchases. Even the lump-sum payment plan is a rental, not a buyout. Therefore, you will need to leave the futons and mattresses in your room when you move out . Please note that you cannot take them with you.

Is it possible to rent just a futon or just a mattress?
As a general rule, we only accept rentals of futon and mattress sets. However, futon-only rentals are possible only in rooms where a mattress is permanently provided. We do not offer mattress-only rentals.
Can I exchange the bedding or mattress during the rental period?

Can I take my futon and mattress with me when I move out?
As these are rental items, you cannot take them home. Even with the lump-sum payment plan, this is a rental and not a purchase, so you will need to leave the items in your room when you move out.
When will the new rates take effect?
This offer applies to new customers signing up on or after June 24, 2026. Please inquire for details regarding the timing of your contract and how existing contracts will be handled.
